Terms of use

This site is published by an individual in a personal capacity. By using it you accept these terms. If you do not, the remedy is simple: stop using the site.

Every piece is commentary and opinion on matters of public interest: property, civic decisions, public bodies and living in a city. It is not legal, financial, tax, investment, valuation or architectural advice, and no reader relationship of any kind is created by reading it. Prices, rates, rules and timelines change; verify anything you intend to act on against the primary record and a qualified professional.

You can read everything here without an account. One is needed only to comment, to like a piece, to react to a rant or to keep a reading list, and the only way to make one is signing in with Google. That is a deliberate choice, not a convenience: it means there is no password on this site to lose, and it puts a real name against a comment.

The name and picture on your Google account become your public identity here until you change them on the account page. Your email address is never published and never shown to another reader. Exactly what Google passes to this site, what is done with it and how to revoke it are set out in clause 06 of the privacy notice.

The account is yours and you may delete it at any time from the account page, which removes your profile, comments, likes, saved pieces and reactions with it. Keep it to yourself: you are responsible for what is posted from it. An account used to break clause 04 may be suspended or removed, and a suspended reader keeps what they have already written but cannot post more.

Comments are welcome, moderated, and yours. You keep ownership of what you write and grant me a non-exclusive, royalty-free licence to publish it on this site and quote it in the newsletter with attribution to the name you used.

By posting you confirm the response is your own, is not unlawful, and does not do any of the following:

Anything that does may be edited for the offending part, unpublished, or removed entirely, at my discretion and without notice.

The writing, photographs and diagrams are mine and are protected by the Copyright Act, 1957. You may quote up to a paragraph with a visible link and attribution, the ordinary courtesy of the trade, and fair dealing under section 52. Republishing a whole piece, or using anything for training a commercial model, needs written permission.

If something here is factually wrong, tell me and it will be corrected in public with a dated note. See the corrections policy on the disclaimer page. If you believe content infringes your rights or is unlawful, write to the Grievance Officer with the URL and the specific claim; complaints are acknowledged within 24 hours and resolved within 15 days.

Links to primary documents, other publications and public records are provided because they are useful. I do not control those sites, do not endorse them by linking, and am not responsible for what they contain or do.

This is a personal site, offered as it is. There is no uptime commitment, and pieces may be edited, unpublished or moved. Where a URL changes, the old one redirects.

To the extent permitted by law, I am not liable for any loss arising from a decision you take after reading this site, including any property, financial or civic decision. Nothing in these terms limits liability that cannot be limited by law.

These terms are governed by the laws of India, and the courts at Mumbai have exclusive jurisdiction. If a provision is held unenforceable, the rest continues to apply.
